When we put a bathroom proposal in writing, we break the job into work categories. Each category is a trade package with its own labor hours, materials list, and scope of work. Understanding these categories helps you read any remodeler's proposal — not just ours.
Demolition and protection
Floor protection, dust walls, fixture removal, tile tear-out, subfloor inspection. Not glamorous, but skipping protection is how neighboring rooms get ruined during a remodel.
Rough plumbing
Licensed plumber work: supply lines, drains, shower valves, vent stack, and water-heater check. Pulled on a plumbing permit.
Rough electrical
Licensed electrician work: dedicated circuits, GFCI receptacles, lighting rough, exhaust fan, heated-floor thermostat. Pulled on an electrical permit.
Framing and blocking
Wall adjustments, niche framing, blocking for grab bars, blocking for the vanity and toilet paper holder. Small but important.
Waterproofing and substrate
Backer board, waterproof membrane, shower pan. This is the category that determines whether the bathroom lasts 20 years or 5.
Tile setting
Tile layout, cuts, setting, grouting, caulking. Separate line items for floor, wall, shower, and any accent work.
Cabinetry and stone
Vanity install, counter template and set, medicine cabinet install.
Finish plumbing and electrical trim
Faucets, shower trim, toilets, sconces, mirrors, exhaust fan trim, final GFCI testing.
Paint and finish
Paint, caulking, silicone lines, hardware, punch-list walk.
