    How payment is structured.

    Two simple principles. You start with a flat Design & Planning fee on signing your proposal, and from there you pay as the work moves forward — never ahead of it. No large upfront retainer, and every payment is tied to a real milestone on your home.

    A flat Design & Planning fee, set in your proposal

    Your first payment initiates and covers the Design & Planning phase — measurements, material selections, layout development, and your complete design package with floor plans and renderings. It is not an extra fee: it credits in full toward your total project cost.

    Then, payment-triggered ordering

    Once the design is locked and you've signed the contract, the project moves into procurement and construction. Each invoice you pay releases the corresponding order with the vendor, so your payments stay in step with real progress on your home — never ahead of it.

    Proposal-to-Contract protection

    Your Design & Planning fee credits in full toward the total project cost. And if the final contract ever exceeds your signed proposal by more than 10%, you're released from the agreement with no obligation. You're never locked into a number that grew on you.

    You start with a flat Design & Planning fee — real work, your design — that comes off the top of your total. After that, materials and labor are ordered as you fund each step, so what you've paid always matches what's been done on your home. No large sum sits with us before work begins.

    The exact milestones and amounts for your project are laid out in full in your written proposal, and we walk through every one with you at the Design & Planning summary meeting before construction starts. Nothing is a surprise.
