    Why Brookline

How Brookline reads on our schedule

Brookline is about 12 minutes from our Boston office (121B Tremont St., Suite 24, Boston, MA 02135, USA), with Victorian rowhouses, brick stock, and dense condo conversions with shared walls. We see the most calls from Coolidge Corner, Brookline Village, Chestnut Hill and Washington Square, where housing stock is fairly consistent across blocks and our crews know the inspectors by name.

    What we typically do

Common scope for Brookline whole-home projects

Brookline whole-home work usually starts with a couple who has lived in the house ten to twenty years and is ready to reset the kitchen, primary suite, and at least one secondary bath at the same time. We sequence those scopes against an HVAC, electrical, and plumbing review so the systems upgrades happen behind walls that are already open.

Phasing is the part most homeowners underestimate. We typically run the kitchen and one bath first so the family can stay in the house through the next phase. The third and fourth scopes (additional baths, basement, attic, exterior envelope) follow once the kitchen is back online. The full timeline runs 5 to 9 months on site for a mid-range scope, longer for a full top-to-bottom transformation.

Pricing runs in three scope tiers — Basic ($145K–$245K), Mid-Range ($245K–$345K), and Full-Scope ($345K–$445K) — based on a typical 2,600 sq ft home. Your final price is confirmed in your written Proposal after an in-home consultation.

    Pricing tiers

Three tiers for Brookline whole-home work

The tiers below show the typical range for this kind of project in Brookline, depending on the size of the space, the layout, and the conditions we find. Your final price is a single fixed number, confirmed in your written Proposal after an in-home consultation.

    Basic Scope

    $145,000 – $245,000

Cosmetic refresh throughout — paint, flooring, light fixtures, cabinet hardware, minor kitchen or bath updates. No structural changes, no additions, no exterior envelope work.

    Mid-Range Scope

    $245,000 – $345,000

Full kitchen and bathroom remodels, systems upgrades (HVAC, electrical, plumbing), some exterior envelope (windows, doors, or selected siding), selective interior finish work throughout.

    Full-Scope Conversion

    $345,000 – $445,000

Top-to-bottom transformation — full kitchen and bathroom remodels, complete systems upgrades, exterior envelope (roof, siding, windows), often basement or attic finish work, may include reconfigured layouts.

    Permits and logistics

    Brookline permit notes

Brookline projects often need condo-association review on top of a building permit. The town building department issues kitchen and bath permits in 2 to 4 weeks; condo trustee approval can add another week or two. Dumpster placement on most streets requires a town parking permit, which we pull a week ahead.

Bay State handles all permit applications and inspections. Copies of approved permits are provided to every client. See how the project flows.
