How Bay State Remodeling Transformed a Brookline Bathroom

Today, we’re looking at a recent bathroom modernization project in Beacon St., Brookline, MA. Due to the age and construction of this family home, moving a wall to increase the bathroom size was not an option for the homeowners. Instead, we focused on updating the fixtures and finishes to create a modern feel while improving comfort and usability.

As you can see from the before photos, this bathroom’s only storage was the closed cabinet next to the shower and a couple of small wall shelves. The bathroom also feels a bit dark due to the colors used for the walls and floors.

    Brookline Bathroom Remodel Details

Here is the complete list of the changes made by Bay State Remodeling to create the fresh, modern bathroom in the after photo.

    • Demo the drywall on the ceiling and walls down to bare studs
    • Demo the existing tub, pedestal sink, and toilet
    • Close off the secondary bathroom entrance and replace the existing bathroom door
    • Convert cabinet to open shelving
    • Install a new tub, vanity, sink, and toilet
    • Install new ceramic tile around the bathtub area
    • Install new light gray tile and grout on the floor
    • New plumbing and light fixtures
    • Add a storage niche within the new shower
    • Add a small grab bar for easier entry and exit
    • Wrap the window and niche with new stone trim

Now, let’s examine the steps needed to improve the usability, function, and style of this small bathroom.

The first step in transforming a bathroom is removing the existing fixtures and finish materials from the walls, ceiling, and floor.

By going down to the bare studs, the plumbing, electrical, and HVAC services can be thoroughly inspected before the new materials and finishes are installed. Here, you can see the plumbing supply and drain lines for the bathtub/shower, sink, and the existing light. The large black pipe on the right is the vent stack that goes up through the roof.

The shower walls are ready for new insulation and a waterproofing membrane system with the old tub removed.

This photo shows the new bathtub and tile backboard installed and ready for the new ceramic tile.

A new solid-core door was chosen for improved privacy. In the background is the new open-shelving unit.

Here’s a video of the finished bathroom remodel.

    Bathroom Remodeling FAQs

If you’re considering a bathroom renovation for your home, you probably have several questions like these.

What are the latest bathroom remodeling trends?

The latest design trends include luxurious ensuites and spa-like retreats that add functionality, comfort, and style.

Specific features like natural light and contemporary bathroom fixtures never go out of style. However, any changes should complement and improve the bathroom’s overall design and usability. If you plan to sell the home soon, remember that most homebuyers prefer a neutral color pallet.

Lack of storage is one of the most common complaints during our complimentary design consultation. Before choosing a storage solution, consider your storage needs. Do you need drawers, shelves, or a combination of both? An open-shelving unit might provide the storage you need while adding a touch of modern style to your bathroom.

If you haven’t finalized what your bathroom remodel should include, please visit our completed bathroom remodel project galleries for additional inspiration and ideas.

How can homeowners budget effectively for a bathroom remodel?

The most important step is establishing and sticking to your bathroom remodeling budget. You can start by setting a budget amount and creating a list of must-have features for your bathroom transformation.

    • Soaker tub
    • Steam shower
    • Increased storage
    • Floating vanity
    • Radiant floor heating
    • High-end finishes such as granite, marble, or quartz

The remodeling contractor will determine the cost of adding these features to your bathroom and provide a construction proposal that outlines the scope of work, project timeline, and total price.

If the must-haves exceed the budget, you may need to substitute different materials to achieve your desired look. For example, you can replace almost any stone finish with a porcelain tile that looks the same and costs less.

Some builders work directly with lenders that can help secure home improvement loans or offer alternative financing options to make that luxury ensuite a reality for your family home.

Off-season discounts can help stretch your renovation budget even further. Most construction slows down during winter, which could translate into lower material and labor prices.

Is a Bathroom Remodel a Smart Investment?

A bathroom remodel can improve the home’s functionality and potential selling price. The Remodeling 2024 Cost vs. Value Guide calculates the average bathroom renovation costs and ROI (Return On Investment).

    Bathroom RemodelCostResale ValueROI
    Midrange$26,000.00$25,077.0094.8%
